What attracts German property buyers to Marbella
German visitors and homeowners are prominent among the many different nationalities that have at some time or other lost their hearts to Marbella. In fact, the German connection with the Costa del Sol goes back to the very beginning of Marbella as a luxury international destination, when Prince Alfonso von Hohenlohe brought the cream of European aristocracy and jet-set society to what was to become the Golden Mile.
Many of the reasons for coming to Marbella are universal and shared by people from across the world, but in addition each nationality does have specific likes, preferences and reasons why Marbella is top of their list. For German speakers this includes an important factor such as location. “German people like Marbella because it is in Europe,” says Heidi Fischer, a founding partner of AMREIN FISCHER.
“Marbella is just a short, convenient flight away from many destinations, with a good infrastructure, professional and luxury services, excellent security and – very importantly – the best climate in Europe. What’s more, it offers a fantastic combination of being both very international and cosmopolitan, within an area with a fascinating Andalusian culture, welcoming people and traditions that are still celebrated.”
Golf is an important factor too, as the sport has a significant following but the playing conditions in Marbella are far better, second to none. Many German visitors and homebuyers therefore like frontline golf properties in Marbella, though for most the sea should never be too far away either. In fact, the one property type even more popular than those overlooking the golf course is a Marbella frontline beach apartment or penthouse – and if it’s close to Puerto Banús and the Golden Mile you can truly speak of a premium location.
Other German homeowners enjoy the prestige, privacy and services of a country club environment such as La Zagaleta, but Germans are not averse to a bargain, so they keep their eye firmly on value for money as well as the location, style and amenities of a property. “Quality of construction is another factor German buyers are notoriously demanding of,” says Heidi, “whether it’s for a holiday home or a permanent residence, with younger buyers more likely to look for full-time family homes and older homeowners occasionally selling up to return home with family around them.”
She also emphasises that for German buyers the Marbella property market offers both great value for money and excellent investment potential. “This is hard to find in a very stable, at times rigid market like that of Germany, so many of our German clients come both as end-user buyers and investors, and often combine the two factors in one transaction. I believe that with Marbella’s climate, services, setting and lifestyle it will continue to enchant German-speaking buyers, many of whom also love the exciting new contemporary villas and apartments for sale in Marbella.”
